The new Magdelēna Quarter rental building in the Quiet Centre has been commissioned.

Real estate developer Vastint Latvia has commissioned its first rental building at Strēlnieku Street 4C, part of the third phase of the Magdelēna Quarter development. The building offers 57 fully or partly furnished apartments for long-term rent, a private inner courtyard garden, and 155 m² of commercial space on the ground floor.

The furnishing and fitting-out of apartments and common areas is currently underway. Previously registered interested parties will be contacted soon, while potential tenants can already get in touch with Vastint Latvia. Apartment rentals are planned to begin in May.

The building’s energy efficiency corresponds to Class A level (37.33 kWh/m² per year) and meets nearly zero-energy building (NZEB) standards, ensuring environmentally friendly and cost-efficient energy consumption. The building is designed in accordance with LEED certification requirements, offering sustainable, energy-efficient, and modern solutions.

With every new project we build, we strive to maintain and even raise the bar compared to our previous developments. With this latest multi-apartment residential building at Strēlnieku Street 4C in the Magdelēna Quarter, we have taken a significant step forward, creating an entirely new product in the Vastint Latvia portfolio and in the Quiet Centre rental market segment. The building has been constructed specifically as a rental property, incorporating solutions that ensure maximum comfort for tenants and efficient monitoring and maintenance of building systems. The selected finishing materials in both common areas and apartments are durable and easy to maintain. This building and its surrounding outdoor space were commissioned together with a pedestrian street, creating a connection between Strēlnieku and Antonijas streets. The success of this project is largely thanks to the entire team – the project authors SIA AB3D Arhitekti, the construction team SIA CONSIUS with supervision by SIA BLV ADVISORY GROUP, and all contractors involved. This spring, we will be ready to welcome the first tenants,” says Mārcis Jankaitis, Project Manager at Vastint Latvia.

Technology working for the tenant

The building is fully automated, allowing remote management and monitoring. Its systems are connected to the security post of the office building within the quarter, ensuring rapid response times. Each apartment entrance door is equipped with a motorised smart lock, eliminating the need for physical keys. Apartments are equipped with systems enabling remote access and control of the intercom, ventilation and cooling, radiators, underfloor heating, towel dryers, lighting, fire safety systems, and water leak sensors.

Each apartment has an individual, highly energy-efficient, quiet ventilation system with high air exchange capacity (heat recovery system). Additionally, all top-floor apartments include cooling systems for extra comfort during summer.

High-quality materials and thoughtful details

All apartments come with kitchens featuring stone countertops, built-in wardrobes and shelving systems, as well as washing machines and dryers. The selected kitchen appliances meet the highest standards of quality and energy efficiency, including washing machines and dryers with automatic filter cleaning, spacious refrigerators with optimal air circulation and no-frost functionality, climate-controlled drawers to keep food fresh longer, induction cooktops with air recirculation, self-cleaning ovens, and built-in microwaves.

Apartments will be available in a variety of sizes and layouts – studios, one-bedroom, and two-bedroom units, with some offered fully furnished.

The building is constructed using prefabricated reinforced concrete elements with non-combustible insulation and highly energy-efficient wood/aluminium windows with enhanced sound insulation, ensuring that city noise is not noticeable inside. Balconies are made of reinforced concrete with rainwater drainage and thermally treated wood decking, making them comfortable to use year-round.

Residents will have access to a cozy recreational area with diverse landscaping, including trees, flowers, ornamental shrubs, and climbing plants. Ground-floor apartments feature private terraces and exclusive access to a green area separated from the rest of the courtyard by shrub plantings.

The building meets particularly high fire safety standards, with two independent evacuation routes leading to two staircases.
